THE THRESHOLD
On paper, this sales gallery for the almost 1,000 residences of a new mixed-use community on the outskirts of Phnom Penh looked like a conventional showroom. In reality, it served as an important cog in a big wheel that is a masterplan that also includes education, healthcare, retail and community amenities.
Working hand in hand with the architect and landscape architect, we were commissioned to develop the interior planning strategies for every residential typology. These ranged from multi-generational villas and semi-detached homes, to terrace houses and commercial shophouses.
Before a single layout was drawn, however, we began by questioning who the future residents would be and what kind of lifestyle this new community should encourage. Understanding the aspirations of different generations became the foundation upon which every planning decision was made, from the homes themselves to proposals that reimagined the shophouses as cafés, co-working spaces, co-living studios and community lounges.
The sales gallery became the first physical expression of this vision. Conceived as a carefully choreographed journey, it guides prospective homeowners through a sequence of experiences that gradually transforms information into imagination.

Visitors are first welcomed into a light-filled, double-volume reception, before entering a deliberately subdued exhibition gallery. There, a large masterplan model sits alongside scale models of all five residential typologies, while an immersive storytelling film and curated graphics introduce the broader vision of the development. Dark finishes and restrained lighting intentionally recede into the background, allowing the masterplan, the homes and the stories behind them to become the focus of attention.
Connecting the reception, exhibition gallery and lounge is a bespoke architectural screen developed specifically for the project. Replacing conventional solid walls, it creates subtle layers of privacy, while maintaining openness and visual continuity throughout the gallery. More than a spatial divider, the screen establishes a consistent language of craftsmanship, materiality and detail that extends seamlessly into the adjoining show villa, becoming a recurring architectural element that ties the entire journey together.
Passing through the lounge, visitors enter the partial show villa where the atmosphere shifts dramatically. The compressed, introspective mood of the exhibition gives way to a generous double-volume living space filled with natural light and lush greenery. The living room, dining area, open kitchen and outdoor terrace were carefully selected to represent the heart of family life, allowing prospective homeowners to experience the openness, warmth and everyday rituals envisioned for the development, rather than simply viewing a display home.
The journey concludes back in the lounge, where four intimate seating groups are carved out within the same subdued architectural language as the exhibition. Shielded by the bespoke screens, these spaces provide privacy for more meaningful conversations between prospective homeowners and the sales team. Returning from the light-filled show villa into this quieter setting creates a deliberate moment of reflection, allowing visitors to absorb what they have experienced before taking the next step.
More than a place to present a masterplan, the sales gallery is the first chapter of a future community. Through planning, sequence and carefully orchestrated contrasts, it translates the aspirations of an entire development into a tangible experience — inviting visitors not simply to understand the homes, but to imagine the life that could unfold within them.
